This home includes 5 bedrooms, 3 full bathrooms, large living room with stone fireplace, dining room, den, full size eat in kitchen, laundry room, large deck with awning and plenty of seating. In the summer time, you can hear the musicians play music across the way at the Lake Luzerne Music Camp. You are also within 20 yards walking distance to the Lake Luzerne public beach. We have kayaks and a canoe for you to enjoy the lake even more. Everyone that has stayed here absolutely loves it. Many have returned for a second stay or have already booked for next year! |

North-Take I-87 north from Albany to Exit 21 (approximately 1 hour drive). Take left onto Route 9N south. Follow for approximately 11 miles into the town of Lake Luzerne. Go past the public beach and school. Take second left onto Pierpont Rd. Follow just about to the end-take right onto Broadway. The cottage is the first one on your left #3 (red flower boxes on stone wall).
Will give you combination to lock box for the key when completion of payment is made.

Check In/Out Policy:

| Weekly-Check in on or after 3pm on Saturday
Check out on or before 10am Saturday
Weekend-Check in on or after 3pm on Friday unless no prior tenant
Check out on or before 10am Sunday |

Reservation Policy:
|
| In order to make a reservation you can contact us via email or phone (518) 696-2874. Office hours are 9am-6pm eastern time. Please leave message if we are on another line. A deposit of 25% of the rental fee is due with contract. Balance will be due 30 days prior to your arrival. If reservation is made within 30 days of arrival, payment in full is due for rental fee, security deposit and cleaning fee. Reservations are held up to 7 days to await the contract and payment. Please contact us if you will be delayed with the contract. All contracts must be filled out completely and must be accompanied by a license photo id. You must be 25 years or older to make a reservation.full. |

Damage Deposit:
|
| $500 refundable security deposit will be required for weekly and weekend rentals. |
|
Refund/Cancellation:
|
| Cancellations: Cancellations made 30+ days prior to start of reservation period will obtain a refund of the deposit, minus $50 processing fee. Cancellations within 30 days of start date will forfeit the entire deposit, unless a re-booking at same rate can be achieved.
Refundable security deposits will be credited back by either check or by us crediting back your credit card. If damage has been done to the premises, we reserve the right to keep a portion or all of the security deposit depending on severity of the damage. Security deposits will be refunded within 7-10 days of departure. |
