Partial week stays are available if week is broken up on calendar. Please inquire with property manager. 25% rental fee 5 days with signed contract of reservation by check or credit card through Paypal. Balance of rental fee, $250 security deposits and $50 cleaning fee are due 30 days prior to your arrival.

Driving North-Take I-87 north to exit 21. Take left onto Route 9N south. Travel approximately 5-6 miles towards Lake Luzerne. Go past Lake Vanare-Go around the 2 corners and past Bailey's Horse rides. Take first left onto Northwoods and go straight crossing the bridge-continue straight past Lake Forest Road. Take next right onto Chuckwagon Dr (private drive with last names on the green sign). Please go slow (signs will indicate that as well) go approximately 1/4 mile the house will be on your right-driveway is on the left of the house-carmel color with green metal roof.

Check In/Out Policy:

| Weekly-Check in on Saturday is on or after 3:30pm, check out is on or before 11am on the following Saturday.
Weekends-Check in on or after 3pm. Check out is on or before 11am on Sunday. |

Reservation Policy:

If reservation is made within 30 days of arrival, payment is due in full with the contract. Reservation is held up to 7 days to await the contract and payment. Damage Deposit:

Refund/Cancellation:
|
| Security Deposits will be refunded within 7-10 days of tenants departure as long as there has been no damage involved during the tenants stay. Property manager and owner have the right to with hold money for any damages done to the property and the tenant will be informed of the charges. The home is inspected immediately after a tenant leaves.
Cancellations made 30+ days prior to start of reservation period will obtain a refund of the deposit, minus $50 processing fee. Cancellations within 30 days of start date will forfeit the entire deposit, unless a re-booking at same rate can be achieved. |
